The Town of Babylon Zoning Board of Appeals approved application 25130 for Victor Casparian (represented by Louis Castellano) to build a new home in Copiague, accepting the planning-division covenants and the construction conditions listed in the staff materials.

Louis Castellano told the board the lot is part of a file map and that Suffolk County Sewer Agency approval has been obtained: "We already have Suffolk County, Sewer Agency approval," Castellano said. The applicant indicated the basement will be unfinished for laundry and storage only; the board confirmed there will be no bathroom and no cooking or sleeping permitted in the basement.

A motion to approve application 25-130 with the listed covenants and restrictions passed by voice vote. The applicant thanked zoning staff for assistance navigating the process and noted the project team has not built inside Babylon in recent years.

The board required standard construction conditions and an egress window per code for basement areas; staff will enforce the covenants during permit review.
