Board staff described the proposal as a complete exterior rehabilitation that would include repointing brick, masonry repairs, replacement of windows and doors, the addition of an outdoor patio, landscaping, light fixtures and signage. A staff member told the board that the conceptual drawings "really retain the look that exists today" and recommended approval.
Spencer McDuffie, the applicant and property owner, told the board he was born and raised in Denison and described his intent to preserve the building's traditional appearance while making it a downtown community landmark. "If that building came available, that would be awesome. That would be exactly what I would want," McDuffie said. He added the owners want the building to remain a visible part of downtown events such as parades.
A board member praised the application package and the renderings; staff noted the applicant submitted a detailed letter of intent. Following a motion to approve the case "as presented" and a second, the presiding officer called for the vote: "All in favor? Aye." The motion passed.

Staff said they and a colleague (Donna) will discuss whether to amend the ordinance that governs handling of administrative sign approvals in the future.
