Planning commission approves replat to create two lots in Sunnyside Addition

City of Denison planning staff presented and the Planning and Zoning Commission unanimously approved a replat for Lots 15R and 16R of Block 18 in the Sunnyside Addition to create two legal lots fronting South Barrett Avenue.
City planning staff told commissioners the property is zoned SF-5 (single-family 5) and that Lot 16R is already developed in a single-family configuration while Lot 15R is undeveloped. "Staff recommends approval of the request, and I'm present for any questions you may have," the staff member said during the public hearing.
Staff said both resulting lots meet SF-5 lot-area and dimension standards and have access to water and sewer. The presenter noted the properties are adjacent to a FEMA floodplain to the west and said additional flood information will be required for the undeveloped lot; staff said that information may be provided at permitting and that the engineering team will determine what is needed to approve a structure on that lot.
There were no public speakers. A commissioner moved to approve the replat and a second was recorded; the motion carried unanimously, with commissioners voting in favor. The action was limited to plat approval; no further conditions were recorded in the meeting minutes.
The replat approval means the two newly created legal lots may proceed to development subject to standard permitting requirements and any floodplain information the city engineering staff requires.
