The Titusville Board of Adjustment and Appeals voted unanimously to approve variance 19-225 to allow a reduced front-yard setback at 2671 Susanna Lane.
Staff said the property, in a single-family low-density zoning district, sits along a curved segment of Susanna Lane and is not at a street intersection; under the land development regulations a 30-foot front-yard setback is required but the applicant proposed a 27.3-foot setback to accommodate a home that meets the Hidden Oaks homeowners association minimums. Staff recommended approval, noting the lot shape was created during subdivision planning and that the applicant had reduced a prior request after a 2023 denial.
Applicant Darlene Tindall told the board she "searched and searched" for a house plan that fit the lot and HOA requirements and that the current plan was the only solution that met the required garage and square-footage. Clint Griffin, president of the Hidden Oaks homeowners association, said the HOA had not seen plans earlier but did not oppose a 2.5-foot encroachment and asked that HOA representatives be allowed to review the plans.
Member Beckles moved to approve the variance to allow a 27.3-foot front-yard setback; the motion was seconded and carried on a roll call in which Chairman Taylor, Vice Chairwoman Van Diven, Member Beckles, Member Willis and Alternate Member Wright voted yes. The board recorded the reduction as 2.7 feet from the 30-foot requirement and found the variance to be the minimum necessary to allow reasonable use of the lot.
