The Estacada Planning Commission voted to approve a one-time, two-year extension for the Eagle Ridge at Curran Creek Subdivision Phase 2 (application 2025-02-S) at its meeting, following a staff recommendation that the application met the relevant criteria in municipal code Chapter 16.108.
Staff planner Alan (staff presenter) told commissioners the request is “pretty straightforward. It's just a one-time two-year extension of the Eagle Ridge at Curran Creek subdivision approval for phase 1,” and that “staff's recommendation is to approve this application, and we recommend no conditions of approval.” The staff presentation noted no agency comments had been submitted and that there have been no zoning changes affecting the site since the original approval in May 2021.
The extension applies to the Phase 2 area outlined in the staff packet and keeps in place the subdivision’s prior approvals for an additional two years under the city code provision allowing a single two-year extension where criteria are met. Commissioners voted unanimously to approve the extension.
Commissioners also approved the planning commission’s April meeting minutes earlier in the session.
Public input included two online form comments uploaded after the meeting packet was posted. One online commenter wrote that increased housing is “great” but urged the city to address existing infrastructure concerns first, saying generational residents are worried about sewer, water and other capacity issues. Commissioners and staff discussed those concerns in general terms during the meeting; staff noted a city projects page that posts updates on infrastructure work, and a separate item on the council agenda will address the guaranteed maximum price for the wastewater plant with plans to begin construction in summer, according to remarks recorded in the meeting.
