Commission grants two‑year extension for Eagle Ridge at Curran Creek subdivision approval

The Estacada Planning Commission on April 16 granted a one‑time, two‑year extension to the approval for Eagle Ridge at Curran Creek Phases 1 and 2B, preserving the subdivision’s April 2021 approvals without additional conditions.

Alan, planning staff, presented the request from applicant Rich Darland for the extension. Staff cited the municipal code provision allowing a single two‑year extension of subdivision approvals if the criteria are met. Staff found the extension criteria satisfied and recommended approval with no conditions.

Rich Darland told the commission the subdivision is a single‑family residential project approved for 112 lots; engineering review is tentatively approved and the developer is seeking a suitable builder to proceed. “It’s a single family residential subdivision… approved for a 112 lots,” Darland said.

The commission moved, seconded and voted to approve the time extension as presented by staff. The motion carried; the meeting record does not include a roll‑call tally. Commissioners discussed that, if the extended approval expires again, the applicant would need to reapply and would be subject to the code in effect at that later date.

The extension keeps the 2021 conditions in force for two more years; system development charges (SDCs) are assessed at building permit stage and were not changed by the action. If construction proceeds, developers will be responsible for SDCs and any technical updates required by current code at the time of future permits.

Next steps: With the extension approved, the subdivision approval remains active for two additional years; staff will notify the applicant of the administrative steps to preserve the approval and any subsequent milestones.
