At the Oct. 8 City Commission meeting, Aventura commissioners voted unanimously on a series of procedural and zoning items: they approved the consent agenda, deferred three land-use/zoning ordinances (items 7a–7c) to the Nov. 4 commission meeting, and approved ordinance 7d to amend the city’s multifamily zoning rules to avoid a potential nonconformity.
Clerk read agenda item 6 (consent agenda) into the record and Commissioner Amit Bloom moved to approve the consent agenda; Commissioner Friedland seconded. The roll call vote recorded every commissioner voting yes and the clerk announced: “Motion passes.”
The commission then considered a set of quasi-judicial land-use items. The clerk read item 7a — a small-scale amendment to the Future Land Use Map pursuant to section 163.3187, Florida Statutes, involving an approximately 13.93-acre tract — followed by readings of ordinances 7b and 7c that would amend land-development regulations and change the official zoning map. A motion to defer items 7a, 7b and 7c to the Nov. 4 commission meeting was made by Commissioner Blanchman and seconded by Commissioner Friedland. The roll call vote was unanimous; the clerk again announced the motion passed.
On item 7d, the commission voted to approve an ordinance amending Chapter 31 (land development regulations), specifically section 31-143 (RMF-4 multifamily medium-high density residential district) to add Town Center 1 as a district to which a limited-service hotel may be adjacent. Staff explained the change arose after a previously approved rezoning (project known as Casa) could have rendered an adjacent, previously approved project (Port Aventura) nonconforming. The city’s development director said a settlement between the two projects is pending and that the ordinance will prevent a potential nonconformity for the neighbor’s approved project.
