Committee holds West Blue Ridge redevelopment rezoning for further community engagement

The Planning and Development Committee voted to hold CZ-2025-060, a rezoning request for 3.79 acres near the Old Buncombe Road/West Blue Ridge Drive intersection, after staff and the Planning Commission recommended denial.

Planning staff said the request to rezone the parcel from C1 and R7.5 to RM10 (multifamily residential) to permit a townhome development would be consistent with the Greenville County comprehensive plan but inconsistent with the Sans Souci community plan, which designates larger road corridors for commercial uses and supports local retail. The Planning Commission had recommended denial, and the item had been held at the Sept. 15 public hearing. Councilman Bullock told the committee he had discussed the proposal with interested parties and requested one more hold so the applicant could work with the community; the committee agreed to hold the item again by voice vote.

Staff said the current RM10 request would be consistent with the county comprehensive plan but not with the Sans Souci community plan; staff was not currently negotiating a revised request with the applicant. The transcript records the motion to hold and the committee’s vote to hold.
