Board approves Clear Creek Valley subdivision amendments, vacating part of utility easement

The Adams County Board of County Commissioners voted to approve plat amendments for the Clear Creek Valley subdivision (PRC 2025-18) at its Oct. 14 meeting, granting a minor plat amendment to vacate part of a 10-foot utility easement and approving an associated lot line adjustment.
County planner Cody Spade presented the case and said the applicant requested two actions: an easement vacation of a portion of a 10-foot utility easement and a lot line adjustment in the Clear Creek Valley subdivision at 6501 Lowell Boulevard. Spade told the board the easement area contains no existing or proposed utilities and that Xcel Energy had reviewed the proposal and provided its concurrence.
Staff found the requests met applicable subdivision standards and the original PUD conditions, reported that 230 adjacent property owners were notified during the referral period, and said no public comments or referral-agency objections were received. The board adopted staff’s recommendation and approved the plat amendments with eight findings of fact, one condition and one note; the motion passed 4–0 with one absence.
Staff noted the lot-line adjustment near the planned clubhouse responds to minor changes in building footprints during construction, and the lot line adjustments and easement vacation keep the development’s required setbacks and conditions intact.
