City staff reports multiple East Ridge development projects underway, including Whataburger, Goodwill and Camping World rebuilds

City staff gave the Board of Zoning Appeals an overview of ongoing and planned development projects across East Ridge, citing a mix of commercial construction, redevelopment and infrastructure work.
Staff member Mike reported that the former Budgetel property and a majority of the adjacent antique district are included in a pending larger redevelopment that extends toward the Cracker Barrel site. Demolition and abatement work has started on the gateway development site (including demolition of an old residency home). Mike said a new building (referred to as the "venue 19/20" project) is under construction at around 12,000 square feet and is roughly 85 percent complete, with site work and drainage grading ongoing.
Other projects Mike listed: plans approved for a three-tenant buildout (retaining the convenience store and adding two suites), abatement and conversion work on the old Food City for a larger Goodwill donation/store, active Whataburger construction (foundation, grease traps and interior work in progress with a target opening this December), curb-and-gutter installation on North Mac Smith, and an approved plan for a 22,000-square-foot, 16-bay Camping World replacement where a prior building burned.
Mike said the Twin Peaks site has a new tenant review in process, leaving one remaining outparcel at Camp Jordan Parkway. He also noted other projects at various stages: a convenience-store renovation (former pumps and underground tanks removed), and a project listed internally as "Building X" with plans on file. Several of the items Mike described are at permitting or land-disturbance review stages; he advised the board that city staff is processing reviews and inspections as projects proceed.
"They're moving pretty fast," Mike said of a number of the commercial projects, describing Whataburger as ahead of schedule and the venue build as progressing rapidly. The board did not take formal action on these updates; the remarks were staff informational updates and not agenda items requiring votes.
