The Georgetown City Council approved on first reading an ordinance to annex about 15.92 acres generally located at 3990 North I‑35 into city limits and assign an initial zoning of C3 (general commercial).
Kelly (staff member) explained the site lies in the city’s extraterritorial jurisdiction adjacent to I‑35 and the Berry Creek truck stop. The city’s future land use and transportation plan designates the site as part of a “regional centre,” appropriate for large-scale shopping centers, mixed-use, flex office and warehouse space, and other nonresidential uses that generate substantial traffic. Staff said residential uses should be integrated with nonresidential ones and stand‑alone multifamily is not supported at this location.
Staff reported notification was sent to eight property owners within the 300‑foot buffer; notices were placed in the Sun News and signs posted on the property. As of the council meeting, staff had received zero written comments in favor or opposition. Kelly said the Planning and Zoning Commission recommended approval 7–0 at its September 16 meeting.
A council member asked which district the property would be assigned to upon annexation; staff said the ordinance lists the property as being in District 5. With no public speakers signed up, the council moved and approved the annexation and initial zoning on first reading.
The ordinance includes standard clauses (repealing conflicting ordinances, severability clause and effective date).
