Back 9 indoor golf simulator seeks specific-use permit; neighbors cited traffic concerns

Staff presented SUP25090037 for Back 9 Golf Simulator, an indoor amusement services use proposed for Suite 120 at 2800 West Camp Wisdom Road in PD-465. Staff said the business is a franchise and would operate three simulator bays. Members would access the facility via a membership portal and QR-code entry; members can access 24 hours a day, while public access would be by appointment and closed to the public after 9 p.m., according to staff.

Staff stated each bay would have a maximum capacity of five guests; private events could host 30 to 40 guests, and staff would be on-site for tournaments and events. The applicant will not sell food, drink or alcohol on site, but members may bring their own. Staff reported 23 mailed notices and one opposition letter that cited traffic and accidents on the block. Planning staff said a development of this size typically generates little traffic relative to restaurants or convenience stores, but commissioners asked about parking, 24-hour access and how staff would monitor members bringing prohibited items.

The Development Review Committee recommended approval. No vote was taken at the briefing; the SUP will proceed to public hearings.
