The Grand Prairie City Council on Oct. 20 approved a consent package that included a business personal property tax rebate for Modine Manufacturing to open a facility in the Wildlife Industrial Park.
Tony Ramirez, the city's economic development director, told the council Modine (based in Racine, Wisconsin) plans to operate a facility in Grand Prairie and to be operational by the end of the first quarter of next year. Ramirez said Modine manufactures large‑scale cooling systems.
Under the incentive agreement summarized in the meeting, the city will rebate up to 50% of qualifying business personal property tax for up to 10 years, with a capped rebate amount identified in the staff materials as $788,000. Mayor Pro Tem and other councilmembers confirmed the rebate applies only to business personal property (machinery and equipment) and does not affect real property (land or building) tax revenue.
Ramirez said the firm expects to hire up to 1,000 new employees and that planned wages will be above the median county wage. Councilmember Mohruddin asked about job numbers and pay; Ramirez replied the company will “hire up to a thousand brand new employees, and they will be paying above the median county wage.”
The incentive agreement was included in the consent motion to approve items 6–33, which the council adopted on the record. The motion carries this item into effect and authorizes staff to finalize the rebate agreement and associated contract documents.
