Fillmore Place developer reduces unit count by 151; board approves PDD amendment

The Canton Township Board of Trustees on Oct. 14 approved Resolution No. 25‑32, which amends the Fillmore Place Plan Development District (PDD) originally approved in 2020.
The 2020 approval allowed 504 apartment units on roughly 97.3 acres on the west side of Beck Road between Michigan Avenue and Gettys Road. Under the second amendment approved Oct. 14, the applicant will replace 59 attached single‑family units and 192 townhouse units on the west side of the development with 100 detached single‑family residential units, for a net reduction of 151 dwelling units. Planning staff said the change responds to market demand for smaller detached single‑family lots and will reduce impervious surface and traffic while keeping the existing stormwater pond sized to handle prior assumptions.
Community planner Patrick Sloan told the board the new units are intended to be for sale as site condominiums with individual yards; the applicant estimated price points "probably anywhere from the low fours up to the low 5 hundreds" (meaning the low $400,000s to low $500,000s). Sloan said the planning commission recommended approval on Sept. 8 and noted that cross‑connections to adjoining developments (for emergency access and future connectivity) were part of the planning discussion.
Clerk Clark Siegrist moved the resolution and the board approved it by voice vote.
