The Joliet Zoning Board of Appeals voted 4-0 to approve a variation reducing the required corner-side-yard setback from 20 feet to 6 feet to allow a shed at 501 Stockton Drive. The applicant, who told the board the shed is already in place, said existing trees and a 10-foot public utility and drainage easement limited alternative locations for the structure.
Staff described the property as a corner lot in the Estates at Cedar Creek subdivision, approximately 90 by 130 feet with about 18% lot coverage for the house. The proposed shed is 10 feet wide by 12 feet long with a roof peak height of 8 feet 3 inches and would sit 10 feet off the rear property line to avoid the rear-yard utility easement.
Staff said it did not find an exceptional hardship but did find "practical difficulty" given the tree locations and the easement, and concluded the variation would not alter the essential character of the area. A nearby neighbor, Senaida Bradley of 414 Stockton, spoke in favor and said the owner maintains the property well and the shed "looks great where it's at."
The board moved and seconded approval; roll-call was Chairman Hennessy, yes; Commissioner Stiff, yes; Commissioner Nachtrib, yes; Commissioner Radakovich, yes. The applicant was advised to proceed with required building permits.
