Planning board agrees to draft decision for Marimar’s Commerce Drive major modification; public hearing closed

The Planning Board closed the public hearing Oct. 14 and voted to approve a major modification that allows the Maher companies to add a 30,000-square-foot contractor/warehouse building at their Commerce Drive campus (approved decision 18-16). The public hearing was closed so staff can prepare a draft decision for a final vote on Nov. 12.
Attorney Frank Marinelli and civil engineer Carlos Sculte presented the site plan, stormwater and landscaping design for the third building on the 16.1-acre campus. Marinelli said the proposed one-story building will be used for maintenance and repair of Maher’s aerial lifts and other contractor services and that the development complies with zoning dimensions and setbacks.
Maher CEO Dan Maher described the company’s history and use of the site, noting the current campus already has two single-story contractor buildings constructed in 2019 and 2022. The proposed Building 3 will be similar in scale and character; landscaping plans show approximately 27 new trees and 205 new shrubs along the Commerce Drive frontage.
Carlos Sculte told the board the site was previously permitted and engineered to treat the developed area as if it were fully impervious during the earlier Phase 2 engineering; the addition of roughly 7,000 square feet of impervious surface for Building 3 is within that earlier, conservative modeling and requires only minor adjustments to the outlet-control structures. The applicant also proposed a minor curb-island modification in Commerce Drive to improve truck turning radii.
Board members praised prior performance of the Maher companies and asked about truck traffic, storage of equipment and the resident structure on the site; Maher said the majority of customer visits are occasional and that the storage currently on the gravel laydown area will be relocated inside the new building as space allows. The public hearing was closed by motion; the board then approved the major modification subject to a draft decision to be prepared for Nov. 12.
