The Fort Smith Board of Zoning Adjustment on Oct. 13 approved a variance reducing the front yard setback from 30 feet to 9 feet for an existing 10x20 metal carport at 5920 South Y Street, allowing the structure to remain.
Staff said a stop work order and correction notice were issued after building services received a complaint about the carport being constructed without a permit. A neighborhood meeting was held on‑site; five neighboring property owners attended, four registered no objection and one opposed the design as out of character. The applicant, Sherry Goodrum, said she did not understand that a permit was required; she said the contractor who installed the carport did not inform her about permit requirements.
Commissioners compared the structure to other carports in town and several said the work looked well done and fit the neighborhood. The board approved the variance 8‑0, with the condition the carport be attached to the house and construction comply with the submitted development plan; any changes beyond that plan would require return to the Planning Commission.
Outcome: variance approved; applicant may seek the required building permit consistent with the approved site plan.
