The Coconino County Planning and Zoning Commission voted unanimously Wednesday to approve two conditional use permits allowing RVs as permanent residences (CUP 25‑021 and CUP 25‑023).
Planning staff summarized both cases at the public hearing as routine requests for continued use of an RV as a primary residence and reported no outstanding violations. "This case is Salinas RV as a residence..." staff said while introducing one of the items. Another staff presentation described the McNeil family trust site at 6128 Big Game Trail and noted the applicant held required neighborhood meetings and staff had not received public complaints.
No members of the public spoke in opposition at the hearing and commissioners did not raise substantive objections; one commissioner asked staff to confirm that the applicants had completed required neighborhood notification and meetings. After brief discussion, Vice Chair Wilson moved to approve the two CUPs as presented and the motion passed on a voice roll call.
The approvals permit the applicants to proceed with any necessary building permits, septic or well permitting, and other conditions the county requires for occupied RVs. As with other conditional uses, the county may track compliance and require future review if complaints or violations are filed.
The recorded roll‑call during the vote showed affirmative votes from commissioners on the dais; staff characterized the approvals as consistent with the county's processes for CUPs.
