The Zoning Board of Appeals approved a retroactive design review Nov. 13 for a roughly 25-foot ADA-accessible ramp at 10915 Main Street, an office occupied by American Family Insurance.
Brent Blair, attorney for property owner Van Nichols, told the board the owner had proceeded with installation before obtaining zoning and building permits and that architects’ drawings and slope measurements were submitted to staff to confirm ADA compliance. "He got a little bit ahead of himself," Blair said, asking the board to approve the work after the fact.
Staff said the ramp does not significantly change the building’s square footage or encroach into required setbacks beyond an existing nonconforming condition; the building predates current commercial setback requirements and was built in 1929. The ramp extends a few feet to the north but does not reach current setback lines and is within bulk standards for the district, staff said.
Board members asked whether public-safety departments would inspect the ramp; staff said fire and other review would occur as part of the building-permit and site-review processes, and the submitted architectural drawings verify slope and ADA details.
The board moved to approve the retroactive design review and recorded unanimous approval by roll call.
