Large‑house review: committee to share fiscal impact and recommendations with Planning Board

The committee will present two example properties and a recommended reduction amount, backed by assessor and MLS transaction data, to show potential market and contractor impacts.
Committee members discussed possible exception processes (special permits) and the need to anticipate loopholes and enforcement challenges. Staff noted that peer towns have revised ordinances over several years and that Needham’s review is part of an iterative process.
Next steps: staff will finalize fiscal work, share an initial report with the Planning Board mid‑November and prepare public material for upcoming listening sessions.
