The Variance Review Board on Sept. 9 granted a variance to reduce the south-side setback from 7 feet to 3 feet for a property at 811 South Idlewood Drive, allowing the existing 1955 home to be elevated in place to meet FEMA and city elevation standards following hurricane flooding.
Applicant Gary Troop and property representative Michael Shapiro explained the request arises because elevating the structure to meet current FEMA standards triggers current setback requirements; the home was built before modern setbacks were adopted. Troop said the family has been displaced since flooding from Hurricane Helena in September 2024 and needs to elevate the house so they can return.
Staff noted Natural Resources, Transportation, TECO and utility reviewers had no objections; stormwater recommended conditions to protect surrounding sidewalks and maintain positive drainage during construction. Board members discussed construction impacts and confirmed the project does not change the houses footprint.
A motion to grant the variance, citing the five hardship criteria in section 27-80, passed by voice vote.
