Greenacres council moves plats to administrative review, approves several first‑reading ordinances and a lease amendment

Greenacres City Council members unanimously approved a resolution to implement a new administrative review process for plats and approved four ordinances on first reading during their meeting.

The action implements changes adopted by the Florida Legislature in 2025 that require plats and replats to be administratively reviewed and approved rather than considered by local governing bodies. City staff presented the resolution as a compliance measure; council members then approved it without public comment.

City planning staff explained the state change during the public hearing on Resolution 2025-34, saying the recent 2025 legislative session "updated the requirements for processing a plat where they can no longer go to the local governing bodies. They do have to be administratively approved," and that the resolution "essentially does just that so that we can continue to comply with this Florida state statute." The staff presentation added that site development plans and master sign plans would continue to come before the Planning and Zoning Board and city council.

Council members also approved on first reading a city-initiated zoning text amendment, Ordinance 2025-15, to Chapter 16 (Article 3, Division 13) clarifying the study area zone.
