Owners and project managers for 58 Main Street presented a request for CPC funding to continue multi‑phase exterior restoration work on a prominent Main Street building. Presenters described a multi-year overall need identified in a professional envelope assessment and told the committee the earlier CPC award funded Phase 1 items; the current request (about $700,000) would address cornice restoration, window reglazing, repointing, sandstone portico repair and related masonry and foundation work.
Presenters said ICR (a consulting firm) performed an envelope assessment that estimated total building needs at approximately $2.3 million, and the owners were following the committee’s earlier advice to phase work. They said the building has ongoing water infiltration issues tied to gutters and downspouts, and they are exploring a larger stormwater-retention approach with DPW that might ultimately address street runoff as well as roof and foundation drainage.
Committee members asked applicants to prioritize specific items in case partial funding is available and requested a breakdown of construction-management and professional-fee lines (some consultants’ travel and accommodation costs had been included in the owners’ construction-administration estimate). Presenters said they would provide a prioritized item list and detailed fee breakdown for staff distribution prior to deliberations.
Applicants told the committee they hope to begin Phase 2 work after the town’s stroll season and noted that some earlier CPC funds awarded to their project remain unspent and are available for immediate start if needed. No CPC vote on the Phase 2 request was recorded in the meeting.
