Board approves setback reduction for historic Avondale house to enable future assisted-living use, 4-0
Summary

The Maricopa County Board of Adjustment unanimously approved BA250058, allowing a reduction of the western interior site setback from 30 feet to 20 feet for a 2.5-acre property at 103rd Avenue and Sheridan Street in Avondale.
Staff said an existing residence appears in historic aerial photos as early as 1975 in its current location. The variance was requested to memorialize the residence’s existing location so the owner can receive zoning clearance for future permitting of a proposed assisted-living facility. Staff noted that without the variance, future permitting for the assisted-living use likely would not be approved because the structure is currently located at about 20 feet from the western property line.
Bridal Lozano spoke on behalf of the applicant, explaining that the proposed Royal Family Care LLC would be a small family-style assisted-living home and asking the board to approve the variance so that the property can comply with regulations for that use.
Member Ward moved to approve BA250058; Member Baugh seconded. The motion passed by a recorded vote of 4–0.
Staff advised the applicant to proceed with appropriate permitting steps following the variance.
