Planning commission approves final replat for Tennyson Crossing townhomes

The Mount Pleasant Planning and Zoning Commission approved the final replat RP2025-08 for Tennyson Crossing Edition on June 18, 2025. The replat applies to a 3.677-acre tract on the north side of Tennyson Road, about 375 feet east of Jefferson Avenue, and would allow development of 44 townhome lots.
Staff told the commission the replat was necessary because the originally recorded plat placed the detention pond on the wrong side of the property; moving the pond required a reconfiguration of lots and a new final plat recordation. Because of that change, staff recommended approval with conditions: (1) the applicant must obtain and record an off-site sanitary sewer easement and include the Titus County document number on the plat prior to filing, and (2) all utility and site construction must be completed and accepted before issuance of any certificates of occupancy.
The commission moved and seconded approval of the final replat with the staff conditions and voted unanimously to approve and forward the recorded plat for filing. The approval directs that the plat be signed and recorded with the county and that the referenced off-site easement be paired with the mylar so the recording number appears on the signed plat.
No substantive opposition or alternate motions were recorded in the transcript. The item will proceed to recording in Titus County once the plat and associated easement documents have the required recording numbers and the city has accepted the required infrastructure.
