Lago Vista City Council on Oct. 18 approved two ordinances to rezone parcels near Bronco Lane from temporary restricted tier 1 (TR‑1) to general commercial/retail (C‑2), subject to conditions the Planning & Zoning Commission adopted at its July hearing.
The council said the ordinances incorporate P&Z-recommended conditions including: that the properties be part of a preliminary plat; that access to Lomenford Road be consolidated to a single shared drive serving the three tracts shown in the P&Z packet; that a city‑approved shared access agreement be executed with the adjoining property to the south; and that shared parking‑stub connections be shown on any required site plan. The council also asked staff to review a traffic impact analysis for the three‑tract configuration recommended by P&Z.
The two rezones, identified in the council packet as ordinance numbers 25‑10‑16‑o1 and 25‑10‑16‑o2, were moved and seconded on the floor and passed unanimously. Council members said the conditions were read into the record and will be included in the final form of each ordinance before signatures.
Council members and P&Z commissioners emphasized that the ordinances explicitly prohibit storage units and gas stations in the conditioned approvals. City staff said applicants will be required to return with concept plans and additional required submittals before site development occurs.
What happens next: Staff will incorporate the P&Z conditions into the final ordinance text and record documents; applicants must submit required plats and site plans and comply with any traffic‑analysis direction before development permits are issued.
