Commission approves second 1,500‑sq‑ft accessory building at 11075 S. 1700 E.

The Sandy City Planning Commission approved a conditional use permit allowing a second 1,500‑square‑foot accessory structure at 11075 South 1700 East, finding the proposal met the code conditions for a larger accessory building subject to specified conditions.

The application was presented by Jeff Knighton on behalf of property owner Ivan Utrera. Knighton said the proposed structure is identical in size and use to an earlier permitted building and will be used solely to store vehicles, a boat or trailer and private‑collection cars. He said the building will be under 20 feet tall, will be set about 20 feet from the east property line and placed well back from the street so it will not be highly visible.

Staff noted conditions placed on the conditional use permit to prohibit business operations from the accessory building and to require compliance with materials and setback standards. Knighton said the applicant may change exterior materials to stucco rather than metal siding but that the design conforms to the conditions in the staff report.

Decision: After discussion, a motion to approve the conditional use permit carried on roll call. The motion included two findings and six conditions as listed in the staff report; the record shows the commission approved the permit and the item will proceed per the conditions placed in the staff report.
