The Eastern Summit County Planning Commission on Wednesday approved a conditional-use permit for a private accessory building at 308 West Lazy Acres Lane in Lazy Acres Ranch Estates.
Planner Amanda presented the application, saying the accessory building is 4,040 square feet, about 30.125 feet tall, and would include a large garage, a small private gym and a second-floor golf simulator. Amanda told commissioners that accessory buildings over 2,000 square feet are conditional uses in the AG-10 zone and that the site plan meets the required setbacks. She also noted a lighting plan showing the new building and the existing single-family dwelling will meet the county lighting code.
Amanda recommended the commission review the application and approve it “pursuant to the findings of fact, conclusions of law, and conditions of approval” included in the staff report. The commission opened and closed the public hearing with no public comment. A motion to approve the conditional-use permit was made, seconded and carried by unanimous voice vote.
The conditions of approval are standard, and staff specifically pointed commissioners to the lighting condition and to the requirement that subsequent permits comply with engineering and building-permit standards. No neighbor objections were recorded during the hearing.
The commission’s approval allows the applicant to proceed toward building permits; the conditions listed in the staff report must be satisfied during permitting.
Clarifying details discussed at the meeting included the accessory building’s size (4,040 sq. ft.), height (~30.125 ft.), and that the lot contains an existing single-family dwelling built in February 2018. The lighting plan for both structures was shown in the staff exhibit and will be reviewed for code compliance during permitting.
The commission moved on to the next agenda item after the vote.
