Canton staff told the council two separate annexation and rezoning applications will be scheduled for public hearings on Nov. 6.
The larger case involves approximately 48.221 acres along Ball Ground Highway. City staff said the applicant seeks annexation, rezoning, master plan approval, a conditional use permit and a concurrent variance. The residential portion would include 96 single-family detached homes, 77 townhomes and 21 cottage-style residences; staff also noted the applicant is seeking approval of about 1.55 acres of light industrial property off Facon Road.
City staff said the submitted site plan shows two means of ingress and egress but that the fire marshal has determined the plan, as submitted, "will not be sufficient to meet the fire code," and that the site plan will have to be altered to meet fire-code requirements. Staff said Cherokee County also has the annexation on its agenda next week, and that the city's public hearing will be Nov. 6.
A second, smaller application covers about 4.85 acres along Fait Khan Road for a single-family detached subdivision. That application also included a concurrent variance request to reduce the 50-foot buffer normally required where city property abuts unincorporated Cherokee County. Staff said that application also appears on the Cherokee County commissioner's agenda next week and will be heard by the council on Nov. 6.
Both items were presented as information only; no council action was requested at this meeting. Staff said public hearings and additional review will occur on Nov. 6.
