Mount Pleasant City Council on July 15 approved the final replat for Tennyson Crossing Addition (RP‑2025‑08), a planned development replat that will create 44 townhome lots on a 3.677‑acre tract on the north side of Tennyson Road.
Staff told council the replat was necessary after engineers discovered the detention pond had been placed on the high side of the property rather than the low side during initial design. To resolve the problem the developer flipped the pond to the other side of the site and adjusted lot lines accordingly; the total number of lots decreased from 45 to 44.
A previously unaddressed 50‑foot electric power easement that passed down the middle of several lots was corrected in the new configuration; the easement will remain as a utility corridor maintained by the homeowners association, staff said. Planning and Zoning recommended approval 4–0 at its July 8 meeting, and council voted unanimously to approve the final plat.
Staff noted the plat will be re‑recorded after final approvals are signed and required off‑site sewer easements are in place. The developer is responsible for recording the revised plat and coordinating the off‑site easement instrument.
