Senior planner Ernie Rose presented the application, identifying the property as 6.41 acres in the Specialty Commercial district and saying staff found the proposal met zone district requirements, subdivision regulations and land development criteria. "The proposed application meets the zone district requirements, subdivision regulations, and land use development criteria," Rose said.
Applicant Jonathan Faulkner (on behalf of KNF Properties) joined the meeting by phone and reiterated the presentation: "We're not changing any zoning or anything like that. Just wanting to do this minor subdivision to be able to file for a permit to add an additional building on the property," he said.
Referral comments: Rose said there were no referral comments and no callers on the public line. The planning clerk reported two host-line callers who were likely from the applicant team; no external public commenters asked to speak.
Motion and vote: Commissioner Latsis moved to recommend approval "based on the findings in the staff report subject to condition number 1." Commissioner Saul seconded. The roll call recorded five yes votes; the motion passed 5-0.
