At its Oct. 17 meeting the Wilson County Planning Commission approved a range of routine and project‑level items, including forwarding a rezoning recommendation for a Logistics Drive industrial plan, approving site plans and preliminaries, and recording multiple subdivision plats.
Crossroads rezoning and Logistics Drive access
The commission voted to recommend approval of a land‑use amendment and rezoning request from R‑1 to C‑4 for approximately 17.97 acres at 2356 & 2416 McCreary Road (parcels 1501 and 1503) proposed by Jim Lukens and developer LVA Logistics. Developer Dave Pocate told commissioners the plan calls for two Class A industrial warehouse buildings (roughly 137,000 sq. ft. each) and that the project would take access solely from Logistics Drive. Commissioner Rempro moved to approve the land‑use amendment and rezoning request; the motion carried and the item was scheduled for the county commission in December for the public notice period.
Site plans, preliminaries and sketch plats
The commission approved several staff‑recommended site plans and preliminaries at the meeting, including:
- BJ’s LED monopole sign site plan — approved (motion: Turner; second: Jewell).
- Old Murfreesboro Road Storage site plan at 3250 West Old Murfreesboro Road — approved (motion carried, second Jewell/Woods).
- Cedar Hall Subdivision preliminary (revision for 24 lots) — approved (motion: Renfro; second: Turner).
- Mount Julia Industrial Partnership preliminary (12 lots, residential) — approved (motion Toth; second Renfrew). The applicant said the project will tie into the Autumn Creek step system and that soils will be provided for dispersal fields as required.
Sketch plats and connectivity decisions
The commission considered multiple sketch plats. Notably, Beck Haven Reserve (Version 2) — a proposed 69‑lot sketch that would have connected to adjacent subdivisions through two connector roads — drew extended public comment and opposition from adjacent neighborhood homeowners and the Quad Oak HOA. Commissioners voted to approve the sketch plat with a condition removing the two connector roads (motion by Commissioner Ash; second by Mayor Hutto), approving the plat “as drawn, minus the 2 connector roads.” Commissioners said the development still meets the county threshold for a single access for the proposed size but that the connection decision and construction access would be enforced through phasing and county road commission permitting.
Affirmation and other plats
The commission also approved a package of minor subdivision and replat actions (affirmation plats) and several sketch plats (Helenwood, Oaks Phase 3, Goodrich) as described on the meeting agenda; staff confirmed approvals were subject to minor technical corrections where noted.
