Calvert County planners certify Magnolia Ridge West subdivision

The Calvert County Planning Commission on Oct. 15 certified final approval for Magnolia Ridge West (SDFP 143215), confirming that conditions attached to the subdivision’s preliminary approval have been met.
Tamara Blake Wallace, deputy director of planning, acting as planning commission administrator, told the commission that the certification covers “Magnolia Ridge West Townhouse Lots 1 through 79, open space parcels A and B, outlot B‑R, buildable residue, and private rights of way.” She said the subdivision was approved under the county’s old ordinance and the old adequate public facilities ordinance and that the listed conditions from the June 26, 2024 preliminary approval had been satisfied.
A commissioner moved “In regard to SDFP 143,215, I move to approve as certified.” The motion was seconded by Commissioner Curry and carried by voice vote. The commission did not record individual vote tallies in the transcript; the motion was announced as carried.
The commission handled several routine administrative items during the meeting. Members approved the agenda and adopted the summary of actions from the Sept. 17 meeting. The body also approved a proposed schedule for its 2026 regular meetings and reviewed the site plan and subdivision list for information. The Maryland Planning Commissioners Association (MPCA) 2025 annual conference will not be held this year, the commission was told. No members of the public spoke during the public-comment portion of the meeting.
