The Town of Lakeville Zoning Board of Appeals on Oct. 16 approved a petition to allow a building larger than the town's 1,000-square-foot aggregate limit at 55 Long Point Road.

Petitioner Derek Maxey told the board the foundation for the structure was already in place; he described the building as a 36-by-60-foot garage (about 1,800 square feet) intended for personal storage and classic cars. "I have some classic cars that I wanna kinda put in there," Maxey said.

Maxey said his first-floor footprint would be about 1,800 square feet and he hopes to add limited accessory dwelling-unit (ADU) space above that would remain under the town's 900-square-foot ADU limit. He also said plumbing and septic connections have been inspected and the plumbing inspector has visited the site.

Board members noted the building commissioner had advised the petitioner to appear before the board because of the bylaw change limiting accessory building size; the petitioner acknowledged he had applied for a foundation permit earlier and that the bylaw revision occurred after his foundation work began.

A neighboring-property questioner said he expected no objection; the board took a motion to grant the permit to build the approximately 1,800-square-foot structure and recorded the vote as unanimous.

The decision does not waive future building-permit, septic or other inspections; the applicant must follow standard permitting and recording steps.
