Commission approves garage addition at 26 Granuelle Road with driveway infiltration condition

The Southborough Conservation Commission on Oct. 2 approved an Order of Conditions for a garage addition at 26 Granuelle Road filed by Sean and Julie Connolly, but added a special condition requiring construction of an infiltration strip along the driveway.

Applicants presented an updated plan and explained they had changed a proposed dry well to a 28‑foot “drip edge” (infiltration strip) along the driveway. Staff and the commission discussed details requested by the Department of Environmental Protection (DEP) including retaining‑wall elevations and the drainage approach. The commission accepted a staff-recommended special condition specifying the infiltration strip: a minimum of 12 inches wide and 12 inches deep, surrounded on the three earthen sides with a geotextile fabric and filled with crushed stone (3/4‑inch or larger). The applicants also provided a manufacturer link and specifications for a possible dry‑well option and were told an administrative amendment would be available if they later preferred the dry well; staff said a manufacturer's cut sheet and capacity submittal would be sufficient for that process.

Commissioners voted by roll call to close the hearing and issue the Order of Conditions with the standard conditions and the special infiltration‑strip condition. Zulek, Barrington, Upton, Barbara Glovsky and Anne Smith voted in favor.

Staff said final paperwork will be provided by Monday and reminded applicants of the 10‑business‑day appeal period; applicants may proceed at their own risk during that period. The commission signaled it was comfortable with the plan and with handling any dry well submittal as an administrative amendment if needed.
