The Board of Commissioners approved a major subdivision preliminary plat Monday for Chatham Park Section 5.1 Central Townhomes, a 10‑lot townhome subdivision on a 1.13‑acre portion of a 4.25‑acre parcel off Vine Parkway.
Planning staff presented the sketch plan and packet materials, noting the project is within the Chatham Park Planned Development District and is subject to the master plan. The proposed private street (Explorer Lane) would serve the 10 lots, each roughly 3,400 square feet; the plan shows two parking spaces per unit and five additional spaces at a mail kiosk. Buffers and landscaping comply with the Chatham Park landscaping element and the parcel sits near the Knight Farm Community Park.
Engineering and planning staff reported the proposed townhomes would require approximately 1,800 gallons per day of wastewater capacity; the town’s packet indicated the project would be served when allocations are available under the reconciliation and allocation processes currently under review. The applicant provided a layout that separates the adjacent nonresidential amenity center from new residences.
Planning staff recommended approval; the planning board had forwarded the item with a unanimous recommendation. The board approved the preliminary plat by motion.
