Jason Hoyle, the operator of a business at 840 Moncure‑Pittsboro Road, spoke by phone and told the board his operation generates substantial heavy truck traffic and asked that future residential development be planned with knowledge that heavy truck traffic will continue in that corridor.
Commissioners asked about expected residential unit counts (the developer estimated roughly 290 units), whether affordable housing incentives had been considered and whether sewer capacity is available; developers said they would seek permits and construction in 2023–2024 pending sewer availability. Planning staff noted the town currently is at capacity for sewer service and that the property is in the service area once additional capacity is provided.
