The LaSalle County Zoning Board of Appeals voted unanimously on Oct. 15 to recommend that the county board approve a special-use permit allowing a short-term rental at 2576 North State Route 178 in Deer Park Township.
Applicant Kimberly Allenbacher told the board the property is roughly a half-acre containing a 750-square-foot, all‑brick studio she refers to as “the schoolhouse.” She said the interior is a single studio with one queen bed, one bathroom and an open kitchen and living area configured for two occupants. Allenbacher said the yard is about 60% fenced, she added a parking turnaround, and installed solar lights because the site is very dark at night. She told the board she intends to market the unit to couples and small parties of two, including pet owners, and that she presently provides guests with a digital guestbook and hard-copy information listing emergency contacts and local services.
Land use director Brian Gift reported mailed notices to adjoining property owners on Sept. 26 and publication in the Times on Sept. 27; no responses or written correspondence were received by staff. After the applicant’s presentation the board completed the finding-of-fact review under Section 14.1-5 of the LaSalle County zoning ordinance and asked roll-call questions on standards including impacts to light and air, fire hazard, property values, traffic, flood risk, and public health. The board answered each standard in the affirmative and then voted to recommend approval; the motion carried on a unanimous voice vote. Gift told the board the petition will be presented to the LaSalle County Board on Nov. 26.
The board’s recommendation is advisory to the county board, which makes the final decision. The application was recorded on the meeting as 2524SURAKPropertiesLLC and was described as a request for “guest accommodation.” Notices and staff review were presented as described above; no written objections or other documented public testimony were reported to staff at the hearing.
