The Spring Hill City Planning Commission voted 5-0 to recommend approval of the final plat for Prairie Ridge at Spring Hill No. 5 (FP25-9), a proposed 45-lot residential subdivision on approximately 17 acres at Barstow Street and 190 Fifth Terrace.
Planning staff summarized the application, telling the commission the final plat generally conforms to the approved preliminary plat and that consultants, including the fire department, reviewed the plans. "They have submitted for about 45 residential lots and a tract, that's on about 17 acres," the staff member said, and added that engineering comments had been addressed. The staff report recommended approval to the governing body, subject to the conditions printed in the staff report.
Commissioners asked whether the new phase would add an additional entrance or remain with the existing single entrance. The planning staff replied the phase would retain the single entrance and that the fire department had not expressed concerns about emergency access. The commission recognized the R‑1 zoning requirements — lot sizes and setbacks — and discussed compatibility with adjacent phases; staff indicated the phase is consistent with prior development standards.
A motion to recommend approval of final plat FP25-9, including the staff-recommended conditions, passed 5-0. The recommendation will move to the governing body for final action and any recordation steps. The owner and representatives attended the hearing but did not request additional changes at the meeting.
