Planning commission recommends approval of Stockard Third final plat for 8.27‑acre commercial replat

The City of Dickinson Planning and Zoning Commission on Oct. 8 recommended approval of FLP‑009‑2025, the final major plat for the Stockard Third Subdivision, a replat of existing commercial lots totaling about 8.27 acres.

Natalie Burczyk, city planner, told the commission the proposal would combine existing commercial lots “in order to construct an additional commercial building.” She said the preliminary plat was heard Aug. 13, the commission and staff recommended approval of the preliminary plat, and the related rezoning (REZ‑006‑2025) had been recommended at the Sept. 10 meeting.

The nut of the commission’s action was procedural: community development staff recommended approval “contingent on approval of REZ‑006‑2025,” and no public comments had been received by staff before the hearing. After a motion to recommend approval, the commission voted to carry the recommendation forward to the City Commission.

Supporting details: the site is described as being in the city’s extra‑territorial zone (ETZ) in the west half of Section 22, Township 139 North, Range 96 West, and the applicant intends the replat to allow construction of an additional commercial building on consolidated lots. Commissioners noted the prior preliminary‑plat hearing and the companion rezoning recommendation as background to today’s action.

The commission’s recommendation advances the plat to the City Commission for final action and is conditioned on the associated rezoning approval. No date for City Commission action was stated at the planning meeting.
