The Historic Resources Commission voted to advance the 1377 Bridal Road duplex application from conceptual review to action after the design team provided updated materials showing a reduced building footprint and a revised lot-coverage calculation. The applicants adjusted massing and footprint incrementally to reduce impervious coverage and address earlier commissioner concerns.
The project is a proposed two-unit building with separate front and rear access areas and two rear yards. The design team said the lot-coverage figure had been recalculated and reduced to approximately 46'48 percent using the city's current method for building footprint calculations; the design updates included modest plan changes to shorten the building length and refine unit layouts. Commissioners said the updated packet was clear and that the documentation was sufficient to move the application to the action stage; staff noted any required zoning variances had been or would be addressed through the separate variance/permit process.
By moving the application to action, the applicant will proceed with the materials and documentation necessary for final HRC action and for building-permit review. Commissioners did not record additional conditions within the public hearing, but staff will continue to coordinate submittal requirements for a full action hearing or permit review.
