The Historic Resources Commission continued an application for multiple exterior alterations at 204 East Oakland Avenue, citing unresolved concerns about dormer proportions, the appearance of new casement windows and certain trim and flashing details. Staff recommended continuation to allow the applicant time to provide precise drawings and material samples so commissioners can evaluate solutions that retain the house's historic character while addressing safety and egress needs.
The applicant and their representative described three potential fixes for a dormer window that currently contains a casement: adding an interior meeting rail, adding an exterior meeting rail, or offsetting inner and outer meeting rails to create the visual appearance of a double-hung window while preserving casement operability for egress. Commissioners advised the applicant to present a framing or 'picture-frame' detail that runs fully around the opening so the retrofit reads as a single, cohesive unit from the street.
Other outstanding items the commission asked the applicant to address include: removing or proposing historically proportionate shutters (staff noted the existing shutters are nonhistoric and have left sun-staining where they were attached), revising flashing so it does not wrap down the face of the dormer, and providing 2D drawings or a small mock-up showing proposed meeting-rail depth and sightlines. Staff also recommended the applicant provide product cut sheets for proposed windows (the applicant said they planned to use Marvin Ultimate windows to match other replacements on the house), and to submit photos of the interior and exterior condition of existing steel-sash windows to document repairability.
The commission encouraged the applicant to return with simple hand drawings or field mock-ups if necessary; commissioners said those materials would help them evaluate whether the proposed retrofit properly replicates surrounding proportions and retains the building's character. The application was continued to allow time to gather the requested drawings, samples and photos.
