Riverside Local School District staff told the board Wednesday that construction at two school additions is proceeding on schedule and within budget, and that designs for Buckeye's project are advancing toward a guaranteed maximum price (GMP) for the board's review.
Construction manager Roger Riachi said both additions to the CP (career/primary site) and Riverview are enclosed with temporary protection separating new and existing spaces. "Project is still both on schedule and within budget," Riachi told trustees, noting only typical issues encountered in existing structures or while digging onsite.
Riachi said the district is coordinating a permanent gas line installation with the utility company and expects an installation date in the next 10 days. He also reported that Buckeye's architectural, mechanical and structural drawings are complete and that the construction manager is preparing a building GMP, expected in two to three weeks. Riachi said site drawings should be finalized by the end of the coming week; depending on timing the district hopes to package a single GMP covering both building and site or, alternately, separate GMPs for the building and site package.
Board members asked whether work would continue into winter; Riachi said some outside work such as sidewalks and paving may be deferred to spring but the team will try to complete as much as possible in the fall.
The CTE/Riverview project update included roof installation, stairs underway and a mid‑October timeline for Riverview parking work. Buckeye preliminary detention area cleanup is underway and the district will survey the site before determining which trees, if any, must be removed for detention infrastructure. The district said it has been in communication with neighboring property owners about site plans.
Trustees also discussed how a finalized GMP will inform financing decisions and the board's request that the financial team and architects return with a clear not‑to‑exceed financing request once drawings and GMP(s) are complete.
The board heard that Buckeye's new eight‑classroom addition is the primary new‑construction component, with remaining funds intended to support renovation of existing structures; exact allocations will depend on the final GMP and interest rates at the time of pricing.
The district will return to the board with the GMP(s) and a recommendation on whether to accelerate a single GMP or to issue separate GMPs for site and building once the site drawings are issued.
