Lakeville Planning Board voted to approve the site-plan decision, with conditions, for a proposed mixed-use retail and business development at 19 Main Street after confirming a number of plan clarifications and administrative edits.

The approval finalizes conditions reviewed by town counsel and recorded in the board’s packet; the developer, C D Dancois Realty Inc., seeks approval for two buildings and associated site improvements.

At the meeting planning staff noted that Board of Health approval on the project has already been issued, so the decision’s wording that the Board of Health approval is “required” remains accurate but does not reflect an outstanding condition. The board also removed condition 12 (a photometric plan) because that submission had already been received. Counsel had asked for clearer directional language on building orientation references; staff and the applicant clarified that Building A fronts the site and faces generally southeast while Building B presents a north/south orientation. The board asked that a north arrow be shown on the site plan to reduce ambiguity.

Planning staff indicated they will edit wording to remove a certificate-of-completion phrase at the applicant’s request and will incorporate counsel’s cleaned draft of conditions. The board voted to close the public hearing and approve the decision with the amended conditions; the transcript records the motions as carried, but does not specify mover/second names.

The approval completes the board’s formal review steps and instructs staff and the applicant to finalize plan labeling and address the small drafting edits identified by counsel before endorsement and recording.
