Becky Bird, the property owner and applicant, told the commission the site already provides substantial parking and that adjacent street parking and other nearby lots absorb typical demand. “28 spaces is a lot,” she said, adding that some spaces are used by adjacent operations and for drop‑off activity but that street parking is plentiful.
Commissioners discussed precedent in C‑2 zones and noted a recent, similar multi‑tenant approval at the same location (the Wabi Sabi building). Commissioner Shaylee Bryant moved to approve planning resolution 2025‑15; Commissioner Miles Lockton seconded. The motion passed unanimously, 5‑0.
Staff noted that the site plan has entered review because the property’s change of use triggered site‑plan requirements; the parking calculation included a commercial recreation (tour) use (1.5 spaces), an eating establishment (6.65 spaces), and multiple retail/office uses that together round to 29 required spaces. The commission did not attach special conditions beyond the exception approval.
