The St. Johns County Board of County Commissioners on May 20 approved NZVAR 2025-07, allowing the division of a parcel at 2575 Pellicer Road into three lots without full subdivision platting. Owner Kirstin Sweigard presented the request to relieve certain subdivision platting requirements so the parent parcel could be divided into three lots. Lisa Brown, Growth Management assistant director, explained that each home would be reviewed prior to construction to ensure compliance with applicable requirements and conditions. Commissioner Krista Joseph said she was excited about the development and noted attention to tree preservation and natural areas. Public comment included questions about whether building permits would be denied for noncompliant construction; Brown said the permitting process would ensure requirements were met before construction. On a motion by Commissioner Sarah Arnold, seconded by Commissioner Christian Whitehurst, the board approved NZVAR 2025-07 based upon six findings of fact and four conditions as provided in the staff report. The vote was unanimous, 5–0.
