Commission approves Cache Ridge final plat; utility pays for fire hydrant, cluster-mailbox installation required

The County Planning Commission approved the final plat for Cache Ridge, a 10-lot subdivision off Old Niles Ferry Road, subject to conditions including completion of on-site construction, erosion control, installation of cluster mailbox(es) and a fire hydrant, and recorded homeowners documentation for maintenance of common driveways and detention lots. Staff member Doug said on-site construction was nearing completion, that erosion-control work remained, and that he had received verification that the utility had paid for the fire hydrant: “I did get verification from utility that they paid for the fire hydrant today. So the utility is actually gonna install it.” Staff read the outstanding items that must be completed before final plat release: completion of on-site construction, installation of cluster mailbox(es) and the fire hydrant, notarized homeowners documentation for maintenance of common driveways and Detention Lot 11 R 6, signature plats with Environmental Health and utility certifications, and payment of applicable review and planning fees. Motion and vote: Commissioner Wells moved to approve the final plat with the staff conditions; Commissioner Hodge seconded and the motion passed. Next steps: Staff will confirm erosion-control completion, utility installation of the hydrant, receipt of notarized HOA documentation and all required certifications and fees before releasing the final plat.
