Willow Michie, planning commission staff, presented a privately initiated small-scale plan amendment for two parcels totaling approximately 21.76 acres at 117 North Dover Road to change from Residential 4 to Residential 20.
Michie said the site lies inside the urban service area, north of State Road 60, and adjacent to the Energy Innovation Park. Under the current Residential 4 designation staff cited an illustrative allowance of about 87 dwelling units and roughly 236,966 square feet of nonresidential uses; changing to Residential 20 would increase illustrative potential to approximately 435 dwelling units and 710,899 square feet of nonresidential uses.
Staff noted the change would allow consideration of greater residential density and increased commercial intensity; final allowances would be subject to zoning and locational criteria during the rezoning process. The site abuts a mix of light industrial, heavy industrial, single-family residential, and mobile-home uses in the surrounding area.
No vote or formal action occurred during the workshop; staff said they are available for questions as the item moves through the public hearing process.
