Willow Michie, planning commission staff, presented a privately initiated large-scale map amendment for four parcels totaling about 121.33 acres at 11115 South County Road 39 proposing a change from Agricultural Rule 1-5 (AR 1-5) to Residential 1.
Michie said the site lies west of South County Road 39 and south of Lithia Pinecrest Road in the rural area and within the South Shore Area-wide Systems plan. Surrounding uses include agricultural operations to the northwest and south, single-family residential on multiple sides, and public/quasi-public uses (including an elementary school) further north.
Under AR 1-5 staff noted the site could be considered for up to 24 dwelling units (illustrative) and approximately 1,321,283 square feet of nonresidential uses at a 0.25 FAR; the change to Residential 1 would increase illustrative residential potential to about 121 dwelling units while leaving the illustrative nonresidential square footage the same pending rezoning and locational criteria.
The item was informational at the workshop; no vote or action was taken. Michie said rezoning-stage commercial locational criteria could affect final nonresidential allowances.
Staff made themselves available to answer questions as the amendment proceeds through agency review and the public hearing schedule.
