Applicant representatives described a partial failure of porch decking that required immediate temporary measures and an expedited review because the building was occupied. The approved scope includes a new roof sheathing system and architectural shingles, replacement of the porch floor with 1x6 wood boards (tongue-and-groove or similar), repair or replacement of porch beams with matching moldings and preservation of existing columns and railings. Where necessary for long-term maintenance, the motion allows AZEK covering on certain porch beams and trim elements but leaves the columns and decorative elements intact where feasible.
The board recorded that columns and porch railings will remain and that repaired or replaced decorative details (dentils and cornice) should match existing profiles. The COA was approved unanimously and will be forwarded to municipal council for final action on Oct. 7. The building department noted permits for the roof and porch work will be required.
